What are the key differences between a garden home and a villa? 

Both our garden homes and luxury villas offer a low maintenance, “Lock & Leave” lifestyle. They also feature Spicewood Communities’ signature gated entry into a private outdoor courtyard oasis, complete with a fireplace and covered patio (per plan). The key difference is that  our garden homes are designed for those looking for a blissful “right-sized” life. Our garden homes range from 1,600 to 2,000 square feet and are designed with open concept living areas including a gourmet kitchen. This creates an ideal setting for hosting get-togethers or  just relaxing and unwinding in style. All you give up is the hassle of cleaning a bunch of rooms and space you never use. You have the option to add a 2nd floor with game/media rooms, guest bedroom, and guest bathroom to our garden homes. 

Our villas offer the same open concept living areas and optional 2nd floor as our garden homes, and a little more room to stretch out. Ranging from 2,200 to 2,600 square feet, they include a private guest casita complete with a full bathroom, high ceilings with unique accent details, and even more luxury features and finishes to complement your new Hill Country life.

What home customization options are available for my new home at Gardens at Verde Vista?

No matter what your personal definition of luxury might be, our team is here to make it happen. We want to be sure you get exactly what you want, and nothing you don’t. 

Our Home Design Coordinator walks you through every detail of customizing and building your new home in our private Design Center. There’s nothing more rewarding for us than helping you transform one of our garden homes or villas into your new Hill ‘Country dream home. 

What are the benefits of lock and leave living?

First, let’s answer the question, “What is lock and leave living?” It’s a fairly new concept that has gained popularity as more baby boomers reach 60, and want the comfort and amenities they’re accustomed to without time-consuming upkeep. Lock and leave communities are typically made up of garden homes and villa homes, or other types of single-family residences, where homeowners pay a monthly HOA fee that covers all exterior maintenance of their homes.

Without a doubt, two of the biggest benefits of lock and leave living are freedom and convenience. Since all exterior maintenance is taken care of by the HOA, you have the freedom to truly “Live without Limits!” Enjoy the convenience of not having to look for someone to take care of your lawn and landscaping. Your new lifestyle is as easy as lock, leave, and live!

Another benefit of lock and leave living is more free time. Instead of spending Saturday mornings working on your lawn, you can do the things you really love – like exploring the many Hill Country things to do!

Can I choose my lot to build on at Gardens at Verde Vista? 

Every villa lot is available to build on immediately. You can choose the location best suited for you. 

The same is true for our garden home lots with one small caveat. Since our garden homes are designed as zero-lot-line in order to create our signature gated private courtyard entry, we can’t build on a lot until the neighboring home is complete (or started).

How long does it usually take to build a new home at Gardens at Verde Vista?

Choosing all the features and finishes for your new home usually takes a few weeks to a month. The next steps are to get foundation engineering designed on the lot you’ve chosen and to secure a building permit. This usually takes between 30 – 45 days. After that, it takes roughly 6 months to build a garden home and 7 months for a villa.

Financial

Does Gardens at Verde Vista have a preferred lender?

We always try to give you options. We have 4 preferred lenders, and our sales team can help you choose the lender that’s best for you. If you finance through one of our preferred lenders, or pay cash, we’ll cover your title policy at closing.

What types of warranties are available for my Gardens at Verde Vista home?

While other builders hand you off to what amounts to an insurance company for any issues that come up, Spicewood Communities stands behind our work. We have a full-time Warranty Coordinator, and the portal to submit warranty requests is on our website. We offer a standard 1/2/10 warranty. That means we’ll fix any issues that arise for one year after closing. We’ll fix  issues with plumbing, electrical, HVAC systems for 2 years after closing, and any issues with major structural components (foundation, framing, roof) for 10 years after closing.

What are the benefits of “Lock & Leave” living?

First, let’s answer the question, “What is “Lock & Leave” living?” 

It’s a fairly new concept that has gained popularity as active adults discover they’re ready to “right size” into a life focused only on the people and things that really matter. Our garden homes and villas at Gardens at Verde Vista feel spacious – but you won’t spend all your free time cleaning rooms you never use. And we take care of the yard work outside your private courtyard!

To sum it up, lock and leave living means you’ll finally have the freedom and time to enjoy the people and things you love most. That might be hosting dinner parties with friends, taking a long overdue “staycation” with your kids and grandkids, playing more golf, setting out on a day trip across the beautiful Texas Hill Country with no real destination in mind, or even taking that month-long vacation you’ve always dreamed about. We like to call it “Living Without Limits.”

How much are the HOA dues, and what do they cover?

HOA dues are $175 per month. Dues cover:

  • 100% of maintenance and watering of all community landscaping outside your private courtyard
  • Upkeep for community amenities such as the private Amenity Center
  • Maintenance and repairs to community features such as the ponds,fountain, solar street lights, entry signage, and streets

 

What are the benefits of a smaller boutique community? 

We believe home should be a neighborhood shared with friends and neighbors. Not  a rooftop in a large master planned development surrounded by hundreds or even thousands of strangers.
